If you’ve read our guide on How to Get Involved in Platinum Top 50®, you already know that there are multiple ways to engage with PT50®—whether you’re ready to apply or just getting started.
One of the most exciting (and often asked about) opportunities is The PT500 List—a recognition designed to highlight top-producing agents early in the PT50® year and help position them for future success.
Let’s walk through exactly how it works.
What Is The PT500 List?
Each spring, Platinum Top 50® recognizes approximately 500 agents across each market based on sales production during the first half of the PT50® year (September 1 – February 28).
This list is a reflection of strong production performance and serves as an early indicator of agents who are on track for PT50® recognition.
It’s important to note:
The PT500 List is based solely on production
It is not the PT50® awards program itself
It’s a starting point—not the finish line
How Agents Are Selected
Unlike the PT50® application process, agents do not apply directly for the PT500 List.
Instead, the process begins with broker participation, for production verification:
Step 1: Brokers Submit Production
April 1 – April 30
Brokerages in Austin and San Antonio are invited to submit production data for their agents, specifically covering:
Timeframe: September 1 – February 28
Criteria: Closed sales production
This aligns with the first half of the PT50® production year.
Step 2: Data Is Reviewed & Ranked
Once submissions are received, the data is compiled and evaluated to identify the top 500 highest-producing agents during that timeframe. If production is submitted as a team, the total team production will be divided by the number of licensed team members who participate in a sales capacity.
Because PT50® accepts both MLS and off-market/private sales, broker-submitted data helps ensure a more complete and accurate picture of production.
Step 3: The PT500 List Is Announced
In May, agents who make the list are officially recognized as part of the PT500—a group representing the top-performing professionals in the first half of the year.
Step 4: Celebrate at the PT500 Party 🎉
We believe success should be celebrated! The PT500 Party brings together recognized agents, partners, and the PT50® community to honor this milestone and build meaningful connections. This celebration is typically held in June!
Why The PT500 List Matters
