AUSTIN, TX AND SAN ANTONIO, TX — Platinum Top 50 (PT50), the premier residential real estate recognition program serving Austin and San Antonio, announced an evolution of its program structure: for the first time in its history, PT50 will recognize Individual agents and teams in two separate categories, crowning 50 Individual Winners and 50 Team Winners for a total of 100 honorees.

This milestone decision marks the most significant structural change in PT50's history and reflects the organization's deep commitment to building a recognition program that is fair, inclusive, and above reproach for every real estate professional, regardless of how they have structured their business.

Why This Change, Why Now

The decision to introduce separate Individual and Team recognition was not entered into lightly. Over the course of this past year, the PT50 leadership team convened multiple round-table discussions — first with a cross-market mastermind group of agents, brokers, and partners from both Austin and San Antonio, then through extensive conversations and formal meetings with the PT50 Advisory Board.

The conclusion was clear: as the real estate industry continues to evolve, so must the way we celebrate the professionals within it. Individuals and Teams represent two distinct and equally impressive ways of building a real estate business, and each deserves a stage of their own. This structural evolution allows PT50 to honor the full depth and diversity of how today's top producers operate: celebrating the solo agent who does it all independently and the team that builds something great together.

Program Structure: Two Categories, Crystal-Clear Rules

Effective immediately for the upcoming PT50 program year, there will be two recognition categories:

Category 1: Individual Agents
Category 2: Teams

Each category will recognize 50 winners, for a combined total of 100 PT50 honorees.

Definitions

Team Member: A "team member" is a licensed agent who is actively engaged in buying and/or selling properties alongside the team lead. A team member may be a full-time or part-time employee or sub-contractor who directly contributes to the sales efforts of the team lead. This includes generating and nurturing leads, drafting contracts, and maintaining regular client interaction — including, but not limited to, attending orientations, listing appointments, and negotiations. This person functions in a sales capacity.

Team: A team is defined as two (2) or more "team members" operating under one business operation, where more than one agent directly contributes to the team's overall sales efforts.

Exclusionary Terms: The following roles do not qualify as team members for PT50 purposes: marketing, social media and content management, transaction coordination, personal assistant, or any unlicensed support role. If an individual operates solely in a non-sales support capacity, they are not counted as a team member in a PT50 application.

Team Eligibility & Timeline

PT50's program year runs September 1 through August 31. To count toward a team's member total, a team member must have been active for the full duration of the PT50 year. If a team member was onboarded after September 1 of the current program year, or if they departed the team before August 31, they do not need to be included in the team's overall member count.

How Team Production Is Calculated

Team production and units are totaled and then divided equally among all qualifying team members. The resulting per-member figures are then ranked against other teams in the same category. There are not segmented groups per team size.

Individual vs. Team Application: The All-or-Nothing Rule

One of the most important, and most intentional, aspects of this year's structure is the choice each agent and team must make at the point of application. The rules are straightforward:

Option A — Apply as a Team: A team may submit a team application using the group's combined production. If you apply as a team, you must include your entire team — no exceptions. You may not selectively include only certain team members or use only a portion of your team's production. It is your full team, or it is not a team application.

Option B — Apply as Individuals: Every member of a team, including the team lead, may instead choose to apply individually — each using their own personal production numbers as a solo agent.

Under no circumstance may someone be entered in both Individual and Team categories. This ensures recognition is not given to someone twice. You may not earn both Team and Individual awards or occupy a spot on both lists.

For additional clarification, if a team of 10 exists, and 1 team member decides they'd like to apply as an individual, using only their production, everyone on that team must also apply individually if they choose to apply: the remaining 9 may not form a 'team' excluding 1 person. This is not allowed, in an 'all or nothing' team submission.

To belabor the point with a second example, if a team of 5 exists, and 1 team member had a slow year, while another team member spent a few months of the year on medical leave, the remaining 3 team members may not submit as a team of 3. They are either a full all-or-nothing team of 5, or everyone may apply as individuals.

The spirit of this rule is simple: PT50 is committed to a process that is transparent, consistent, and fair for everyone, every time. Partial teams will not be considered. However, the opportunity to choose to apply as an individual is open to everyone.

Data Integrity: How PT50 Handles Your Information

PT50 takes the integrity of its recognition program as seriously as the agents it honors. The application process has been designed with multiple layers of accountability to ensure that every honoree has earned their recognition, and that every applicant is treated with equal rigor and fairness. Agents and brokers must exercise ethical compliance in the submission of the following information.

All applicants are required to complete the following as part of their PT50 submission:

a. Declare themselves as an Individual or a Team at the time of application.

b. Indicate the total number of team members — "1" for an Individual applicant, or the accurate headcount for a team.

c. Provide contact information — name, email, and phone number — for each team member listed in the application.

d. Sign an attestation agreement confirming that all information submitted is true, accurate, and complete.

e. Broker verification: Each applicant's broker independently confirms the Individual vs. Team status at the time production data is submitted, providing an additional layer of third-party accountability.

f. Applicants agree that by applying, PT50 reserves the right to verify any of the supplied information including, but not limited to, the reported number of team members, industry participation, designations, and community involvement. Methods of verification may include an audit of the applicant's website, biography and social media profiles, as well as contacting their brokerage.

This multi-step process of integrity — self-declaration, team documentation, signed attestation, and independent broker confirmation — reflects PT50's commitment to a recognition program that every honoree, applicant, and member of the real estate community can depend on.
